2.   MINUTES
 
a.   Consider approving the meeting minutes of the August 17, 2021, Planning and Zoning Commission regular meeting.
 
3.   PLATS
 
a.   Consider approving Greenbriar Place Preliminary Plat located on the east side of Greenbriar Drive and north of West Shreck Avenue.
 
b.   Consider approving Bayland Island Hotel and Convention Center Amending Plat, being approximately 26.17 acres located between Black Duck Bay and Tabbs Bay south of State Highway 146.
 
4.   VARIANCES
 
a.   Consider a request for a subdivision variance to have reduced frontage on an improved public right-of-way for approximately 4.85 acres located at 2110 East Wallisville Road, Harris County, Texas.
 
5.   ZONING
 
a.   Conduct the second public hearing concerning a request to amend the official zoning map to rezone approximately 86.27 acres at 9330 Garth Road and an adjacent unaddressed property from Open Space/Recreation (OR) to Mixed Residential at Low to Medium Densities (SF2) Zoning District.
 
b.   Conduct the second public hearing concerning a request to amend the official zoning map to rezone approximately 10.65 acres generally located north of Shady Hill Drive at the terminus of Bramble Creek Drive from General Commercial (GC) to Medium Density Mixed Residential (MF1) Zoning District.
 
c.   Conduct the second public hearing concerning a request to amend the official zoning map to rezone approximately 20.82 acres, generally located east of Thompson Road and north of Ellis School Road from Open Space/Recreation (OR) to General Commercial (GC) Zoning District.
 
d.   Consider making a recommendation concerning a proposed amendment to the official zoning map to rezone approximately 20.82 acres, generally located east of Thompson Road and north of Ellis School Road from Open Space/Recreation (OR) to General Commercial (GC) Zoning District.
 
e.   Conduct the second public hearing concerning a request to amend the official zoning map to rezone approximately 34.07 acres, generally located east of Sjolander Road and south of E IH 10 from Open Space/Recreation (OR) to Light Industrial (LI) Zoning District.
 
f.   Consider making a recommendation concerning a proposed amendment to the official zoning map to rezone approximately 34.07 acres, generally located east of Sjolander Road and south of E IH 10 from Open Space/Recreation (OR) to Light Industrial (LI) Zoning District.
 
g.   Conduct the first public hearing concerning a request to amend the official zoning map to rezone approximately 5.46 acres generally located south of Tompkins Drive and west of North SH 146 from General Commercial (GC) to Medium Density Mixed Residential (MF1) Zoning District.
 
6.   SPECIAL USE PERMIT
 
a.   Conduct the second public hearing concerning a request for a Special Use Permit for a proposed railyard on approximately 160 acres, generally located north and south of Needlepoint Road and approximately 6,000 feet east of Sjolander Road.

7.   CONSENT
 
a.   Consider approving Southwinds Section Three Final Plat, located approximately 5,000 feet west of State Highway 146 along the north right-of-way of Kilgore Parkway, east of Southwinds Section One.
 
8.   DIRECTOR'S REPORT
 
a.   Receive a report regarding action taken by City Council on planning and zoning items.
 
9.   ADJOURN
 
PUBLIC NOTICE IS GIVEN THAT IN ADDITION TO ANY EXECUTIVE SESSION LISTED ABOVE, THE PLANNING AND ZONING COMMISSION RESERVES THE RIGHT TO ADJOURN INTO EXECUTIVE SESSION AT ANY TIME AS AUTHORIZED BY THE TEXAS GOVERNMENT CODE SECTIONS 551.071 - 551.090 TO DISCUSS ANY OF THE MATTERS LISTED ABOVE.

DOCUMENTS PRESENTED TO THE PLANNING AND ZONING COMMISSION SHALL BE SUBMITTED TO THE COMMISSION AND SHALL REMAIN AS A PART OF THE PUBLIC RECORD, THEREFORE PLEASE ENSURE THAT THE RECORDS BEING PRESENTED ARE NOT THE ONLY COPY AS THEY WILL NOT BE RETURNED TO THE PRESENTER.
