Consider - Variance Request from Required Minimum Lot Frontage

Consider a request for a subdivision variance to have reduced frontage on an improved public right-of-way for approximately 0.28 acres, located at 9600 Crystal Boulevard, Chambers County, Texas.
The applicant is requesting a variance from the City of Baytown Code of Ordinances Sec. 126-551 that requires the minimum street frontage to be 50 feet on an improved public right-of-way. The applicant is proposing a subdivision plat with four (4) lots. Access to the lot in question shall be restricted to the right-of-way of Crystal Boulevard.
This property was not previously platted but is adjacent to the previously-platted Tanglewilde Subdivision. The only means of access is from a cul-de-sac located at the terminus of Crystal Boulevard and while the main parcel is over 13 acres, the number of access points is limited by the existing cul-de-sac. This variance would ensure that at least four properties have access to a publicly-improved roadway
Staff has reviewed the request and believes it meets the variance criteria stated in Section 126-551 of the Code.
The application and supporting documents are attached for your review.
Staff recommends approval of the requested subdivision variance to allow for Lot 2 of the proposed Crystal Minor Plat to be platted with a frontage of approximately 23.76 feet.
