The applicant is proposing to rezone approximately 1.07 acres situated along Barcelona Way. This amendment will allow construction of single family homes on property currently configured for townhomes. The land use conditions in Section 2.10(A)(44)(b) of the ULDC require rezoning the property from MU to SF2 in order to develop single-family homes. The resulting density reduction from fourteen (14) to nine (9) units per acre would provide an appropriate transition from existing townhomes to the west and single-family properties to the east.
The requested zoning district and proposed use aligns with the current FLUP designation of Low to Medium Density Residential allowing for single-family residential in this existing neighborhood.
