Conduct the second public hearing concerning a request to amend the official zoning map to rezone approximately 3.28 acres of unaddressed property legally described as Part of Tract 2C, Block 13, Elena Farms Unit D Geo C Davis Map D (Part of Lots 18, 19 & 20 Block 19 Highland Farms), Harris County, Texas, from a Single-family estate ("SFE") zoning district to a General commercial ("GC") zoning district
PREFACE

The applicant is proposing to rezone approximately 3.28 acres of land From SFE to GC to facilitate relocation and construction of a new Community Honda.  The existing  dealership is located on the northeast corner of John Martin and Interstate Highway 10 (IH 10).  In addition to the 3.28 acres, the property owner will assemble the northern adjacent 4.69 acres of the Huron Subdivision in order to provide direct access from IH 10. The total development will be approximately eight (8) acres and both properties are currently vacant.  These northern parcels are currently zoned GC.

The requested zoning district and proposed use aligns with the Future Land Use Plan (FLUP) allowing for commercial zoning along this corridor.
